Property management time tracking software

You do not need to know where your maintenance tech is. You need to know which building to bill.

Punchless is GPS time tracking software for property management maintenance teams. Instead of a tech reconstructing which of eleven buildings they touched on Tuesday, every arrival and departure is recorded as it happens, so labor hours land against the right property without anyone keeping a tally.

Why portfolio maintenance breaks normal timecards

Most field service software assumes a technician visits customers. Property maintenance visits the same buildings over and over, and the question is which one.

01

One tech, many properties, one day

A maintenance tech might touch six buildings before lunch. By Friday, nobody can honestly say how many hours went to which address.

02

Hours have to land on a property

Labor is allocated per building, and often per owner. When the hours are guesses, the allocation is a guess, and that shows up in an owner statement.

03

Turns and emergencies collide

A scheduled unit turn gets interrupted by a burst supply line two properties away. Both are real work. Neither gets logged accurately in the moment.

04

After-hours and on-call

Lockouts, floods and heat calls happen at 11pm. On-call hours are the ones most likely to be forgotten and most likely to be disputed.

05

In-house staff versus vendors

When you can prove exactly how long in-house maintenance spent on a job, the make-or-buy decision against a vendor quote stops being a hunch.

06

Vacant unit work is invisible

Nobody is home to confirm the tech showed up. A GPS arrival record is the only proof that does not depend on a resident answering the door.

What you get without asking anyone to do anything

Hours per building, automatically

Every property is a geofenced site. Time on each one is recorded from arrival to departure, so allocation starts from a record instead of a recollection.

A defensible answer for owners

When an owner asks why maintenance was four hours last month, you can show the visits that made up those hours rather than defending a round number.

On-call time that actually gets paid

A 2am callout produces the same GPS record as a Tuesday afternoon. Nobody has to remember to log it, and nobody has to argue about it later.

Overtime and break compliance

Overtime and break rules are applied to the real hours worked, not to the tidy version someone typed in on Friday.

How it works for a maintenance team

01

Add every property as a job site

Load your portfolio addresses once, plus the shop and any supply runs. Set the geofence radius per property, wider for a garden-style complex, tighter for a single building on a dense block.

02

Techs work their list normally

The app runs in the background. No clock-in, no property selection, no end-of-day form. Arrivals and departures record themselves as the tech moves through the day.

03

Watch the day build

Your maintenance supervisor sees who is at which property right now, and each timecard fills in through the day with hours already attributed to the right address.

04

Approve and export

Review the week, fix anything that looks wrong, and export payroll-ready records. The per-property hour breakdown comes from the same approved data.

Common questions

How does Punchless know which property a maintenance tech worked on?+

Each property in your portfolio is registered as a job site with a geofence. When the tech arrives, the crossing is recorded against that property; when they leave, so is the departure. A day spread across six buildings comes out as six attributed blocks of time rather than one eight-hour lump.

Can I see labor hours broken out by building?+

Yes. Because every hour is tied to the site it happened on, you can see time per property for a week or a month. That is the record you need when you are allocating maintenance cost or answering an owner who wants to know what they paid for.

Does this work for after-hours and on-call callouts?+

Yes, and those are usually the hours it helps most with. A callout at 2am produces the same automatic arrival and departure record as any other visit, so on-call time gets captured without the tech having to remember to log it half asleep.

What about work in vacant units where nobody can confirm the visit?+

That is exactly the case GPS handles better than a signature. The arrival and departure record does not depend on anyone being home, which gives you proof of service on turns, inspections and vacant unit work.

Is my maintenance tech tracked when they are off shift?+

No. Tracking is active during shift hours only, and stops completely when the shift ends. There is also a one-tap pause a technician can use during the workday if they need privacy. Nothing is collected on evenings, weekends or personal time.
